Down Payment Assistance

Home Mortgage Loan Special Programs

There are several programs available for homes located anywhere in Ohio that provide funds for down payment and/or closing costs. This assistance comes in the form of grants which do not have to be repaid and/or second liens which must be paid in full when the home is sold or refinanced. The interest rates are fixed for 30 years. These programs have restrictions based on your family income, family size and the County you are purchasing in. Not all of the programs require that you be a first time homebuyer.

Ohio Housing Finance Agency

Grants are up to 7% of the property sales price - The Agency offers a variety of programs to help homebuyers find quality affordable housing that meets their needs. Whether you are a first time homebuyer or not a first time homebuyer, you qualify as long as you buy in the State of Ohio. Income limits based on county and family size. Grants are eligible on Conventional, VA, USDA, or FHA loans. If you are a recent graduate of college with an Associates, Bachelors, Masters, or Doctorate degree or a hero as designated by the state, you qualify for additional grant benefits.


American Dream Down Payment Assistance

Grants are up to $5000 – The City of Columbus offers first-time home buyers purchasing in the City of Columbus school district grants to cover down payment, closing costs, or prepaids. Buyers must income qualify based on household income.


Franklin County Down Payment Assistance Program

Grant up to $6000 - Franklin County offers first-time home buyers purchasing in Franklin County (not in the City of Columbus School district). Buyers must income qualify based on household income.


Mortgage Tax Credits

Tax credits up to 40% of the interest paid annually for the life of the loan. First-time homebuyers and Veterans only. Available for home purchases anywhere in the state of Ohio. Income limits apply based on family size and county.
